ESTIMATE OF THE MOST LIKELY MARKET VALUE OF AN URBAN PROPERTY ON THE LAKE MAGGIORE - ITALY

Economical appraisal of an existing building, referring to its production and usage, considering estimate principles and criteria, definition of building value, synthetic and analytic assessment of market value, construction and production costs, costs and revenues analysis.

The purpose of this evaluation is to determine the most probable market value by the year 2013 of the residential property (Villa Elena) located in the Municipality of Belgirate (VB), Lake Maggiore, Italy.

Villa Elena was built in 1930. A refurbishment in the 70s let the building increase the level of thermal insulation by replacing the old windows with wooden frames and double glazing system, and by adding shutters as shading system.

With this evaluation  were analyzed additional changes to increase the energy performance class of the building.
